If you've ever visited Playa del Carmen, you've probably daydreamed about building your own vacation home here on the Caribbean coast. Whether you're looking for jungle land, a lot in Downtown Playa del Carmen or some beachfront property, this gorgeous part of the world has many options for creating your own little piece of paradise.

However, when buying land in Playa del Carmen and the rest of the Riviera Maya, there is one kind of land you probably want to avoid: ejido land.

Ejido (pronounced "eh-HEE-do") land can be legally purchased, but there are quite a few complications and potential pitfalls that come along with this kind of property. Rob Kinnon, owner of BuyPlaya Real Estate Advisors, explains it to us:

"The first thing you need to know is the history of ejido land. In the early decades of the 1900s, the Mexican government set up humongous tracts of land to be used for the people. These tracts of land are owned by the government but possessed by the people. We do have ejido land here in the Riviera Maya, and the big question is whether or not this land is saleable.

"If the buyer is 100% informed of the status of the land, it is, in fact, saleable insomuch as you are selling the rights to the land, not title. They will possess the land, but they will not own it because the ownership is held by the ejidatarians, the people that run that ejido.  If the buyer agrees and understands that he/she will not get the title, then the sale is fine.

"A big aspect to keep in mind is that a buyer can "regularize" the property, which is to say: make it titled land. The regularization is a process the buyer goes through with the ejidatarians to extract the land from the ejido and put a title on it. This is a reasonably set-in-stone process if you have a cooperative, knowledgeable and willing ejidatarian, which is often the case here in Playa del Carmen, although other ejidos can be more problematic. However, the regularization process is typically quite lengthy and expensive."

In a nutshell, ejido land is saleable, but while it is in the ejido, it can only be possessed but not owned. Getting a title for the land is possible in some cases, but the process is often not worth the extensive effort.

Art on city walls has become, across the world and over the years, a city's identity; representation and inspiration of its people; its community and also its hope and dreams. Artist Lou-Andrea Gaupp, originally from Montreal, Canada now a full time resident of Playa del Carmen, has found a way to leave her mark and soul on Playa del Carmen.  She has left a piece of herself on some of the city's most iconic hotel walls and condo buildings in our little city on the sea.

BuyPlaya was thrilled to have a chance to interview this amazing, accomplished and promising artist.  We tip our hat to Lou-Andrea for literally painting our town red!

Q. How did your artistic journey start?

A. My first independent job was face-painting children in a touristy part of town in Old Montreal, my birth place.  I was 14 years old, it was an impromptu summer job. The following summer, a man saw me painting on the street and asked me if I would be interested in doing live body painting for a rave company called Nexus. I painted many circus artists that summer, live, in front of large audiences. Most of my subjects were acrobats from Cirque du Soleil. I had to combine my painting skills with performance arts and much of it was improvised on the spot. This was something new to me. It was weird, exciting and I believe it gave me the confidence I needed to pursue this new-found calling.  Since then, I haven't limited myself to one form or way of creation although, painting has always been my favored form of expression.

Q. What technique do you use to paint such large murals? Do you use a plan as a reference?

A. Yes I use sketches, image references and sometimes math equations as a guide but I usually give myself the possibility to make changes along the way and improvise. It depends on the kind of mural. Some demand more technicality while others can evolve more naturally.

Q. What influences Mexico has on your art?

A. Mexico is the country I chose (or did it choose me?) as opposed to the one I was born into... It gave me much of the invisible substance required for my work: Magic, spontaneity, openness and most of all the receptivity needed to materialize my dreams. I feel like I was never told what or how to do things here.  Mexico simply gives me a nudge to keep following my instincts and push further in my curious quest. It is a country that boils with possibilities, nothing feels finite here. The influence it has on my art is incalculable, yet subtle. Honestly, I don't know where it begins or ends and it probably doesn't matter, but the energy that Mexico offers is present in much of the pieces I've realized in the past 10 years or so.

Q. How did the idea of painting murals start, and which was your first mural?

A. Painting murals is something I started doing a few years back and like most things I've done so far, it was born out of an impulse to try something new and to challenge myself. I was also blessed by people who believed in me and gave me the opportunity I needed at the right time. It was scary at first because the dimensions can be overwhelming but I found out quickly that this was the greatest thrill of all. The first one I did was here in Playa del Carmen at the Palm Hotel on 8th street.

Q. What are the biggest obstacles and challenges when painting a mural?

A. Every aspect of making a mural can be challenging, starting with finding and developing ideas and making sure that your idea works for the surface to be worked on. The client may have certain expectations that need to be considered. Sometimes the surface isn't a blank wall at all and has obstacles to take into account and-or integrate such as windows, staircases, doors etc. The weather is an issue at times. For the latest mural, because of the position of the building, the sun beamed directly on me all day long and I could only work a few hours a day in the morning. By one o`clock, the temperature was unbearable and actually dangerous. Then there`s the height of course, not for the faint of heart!  It`s physically demanding in general, climbing up and down scaffolding but I get an extra kick out of that.

Q. What are your next projects or dreams as an artist?

A. As an artist, I think one has to be incredibly focused and determined because what we do is often outside the realm of the rational-pragmatic world we live in. Many people, and sometimes not even ourselves, understand why we need to do what we do. Personally, I am able to realize my dreams because I believe in them strongly, often against all practical sense and no matter how crazy they can seem to others at times. Fortunately, I also have the immense good fortune of having my work appreciated by many and have been granted plenty of opportunities along the way. I intend to pursue the curvaceous path I chose, and realize many more murals and other artistic projects. I will be building an art studio here in Playa this September to give myself even more of the creative space I need to dig deeper within myself and give birth to new pieces and projects. I also hope this special space will be used to exchange and collaborate with other artists. My next mural project is scheduled for November near Lisbon in Portugal.

If you have walked along 5th Avenue in the past year or two, you have probably spotted some mysterious construction going on around 14th Street. Rumors have been floating around Playa del Carmen for a while, but now all of our questions are answered: The new Calle Corazon will be a large outdoor shopping center and hotel!

The project’s construction can now be seen above the walls lining 5th Avenue, showing two beautiful half-moon buildings with a street running between them – the new Calle Corazon (which means “Heart Street”). We can see a new H&M store as well as a Sephora makeup store right on 5th.

Street signs outside the construction site indicate the arrival of popular American stores like Bath & Body Works, Hollister, Abercrombie & Fitch, and Victoria’s Secret. It’s still unclear if this Victoria’s Secret will sell lingerie or only perfumes and accessories.

The project is being created by developer Thor Urbana Capital. Their website says, “Experience Playa like never before” and includes a list of what we can expect to see at the new Calle Corazon mall: Over 40 retail and restaurant spaces, in addition to a 199-room lifestyle boutique hotel by the Thompson brand. Stores and restaurants will include H&M, Steve Madden, Vince Camuto, Sunglass Hut, Gran Vía, Hollister, Bath & Body Works, Victoria's Secret, Swarovski, Sephora, Michael Kors, Puma, Onda de Mar, Cantina la No. 20, Catch, Sonora Prime, Neve Gelato, Nunnys and Starbucks. H&M is hosting its grand opening tonight (Thursday, August 27), and the rest of Calle Corazon will open later in the year.

Personally, even after almost 2 years, I am still saddened about the loss of the original Calle Corazon, one of Playa del Carmen's most beloved and beautiful landmarks. I know many of you who have been living in Playa del Carmen or visiting the city for a while feel the same way. However, I'm a little ashamed to admit that I am pretty excited to finally have stores like H&M and Bath and Body Works right here in Playa. As expats from Canada or the USA or beyond, we are often complaining about having to bring some of our favorite products in our luggage whenever we return to Playa, and now there is less need for shopping trips back home. I still miss the old Calle Corazon, but I can't deny that I will be shopping at the new one.

1.   Create your own small city guide! Travelers love tips from the locals on the best restaurants, shopping and tours. Let your guests know your favorite spots in your neighborhood for a true Riviera Maya experience, and give them updated information on local emergency numbers, how to get groceries, local laundromats, etc.

2.    Offer a guestbook where guests can write about their experience and offer their own tips for future guests to read.

3.   Leave clear, written instructions on how to operate the electronics and appliances at your rental property... especially water heaters.

4.    Have a small stock of board games, books, movies, art supplies, etc to pass the time on rainy days.

5.    Keep cleaning supplies handy so your guests can easily clean up spilled drinks, broken glass and other little messes between housekeeping visits.

6.    Hang a card on the back of the door with the property's address and WiFi code.

7.   Offer a business card with the property's address and location so they can hand it to taxi drivers. This is great for when they get lost or have had a few beers too many at the local bar.

8.   Keep a few international power adaptors as well as extra power strips. They're  a necessity for many international travelers and people who take "working vacations" and have a lot of electronics to keep charged.

9.    Place some local take-out menus in a drawer or folder for guests who want to eat in.

10. Have towels that are designated especially for the beach, and bath towels that are not to leave the apartment.

11. Label your light switches and air conditioning controls. You may also want to include a note about turning off the AC when guests are not in the apartment/house.

12. Be clear with your guests about incurred costs that may apply, like electric usage, broken items, etc.

13. Put up small and friendly signs asking guests to conserve water, not throw their toilet paper into the toilet, keep the noise down after 10pm, or whatever little rules may apply at your property. Many international guests or inexperienced travelers may be unaware of these points, and common sense is not always common.

14. Don't buy houseplants. This will take an extra burden off of your guests. We recommend realistic-looking fake plants if you really want to give your Riviera Maya vacation rental property a warmer ambiance without the hassle.

15. Keep the kitchen fully stocked with utensils: a wine opener, a bottle opener, a can opener, resealable containers, sturdy dishes and jumbo plastic cups are especially helpful.

16. Be clear on how many "garrafones"(water jugs) will be provided for your guests, and give clear instructions on how they can get more if they run out.

17. Have a couple of cold beers waiting in the refrigerator so your guests can celebrate the first day of their vacation!

For years now, travelers have known Downtown Playa del Carmen for its bohemian charm characterized by small-scale accommodations that ranged from low-cost hostels to luxury vacation rentals. On a recent visit to the site, we had the opportunity to glimpse everything this hotel would have to offer, and the Hyatt had many welcome surprises in store. Upon entering, you can't help but catch your breath at the view: a walkway lined with bars and snack areas winds its way down toward the beach and pool area, making it impossible to miss the bright turquoise of the Caribbean from any of the hotel's main social areas.

 


The Hyatt Playa del Carmen will feature 350 guestrooms and suites, including numerous swim-up suites. Our favorite thing about this property is that it is not all inclusive (unlike most Riviera Maya resorts), so guests will easily be able to walk to the nearby 5th Avenue and experience the best the city has to offer. The restaurants at the Hyatt will also be open to the public, so locals and other tourists will have two more beachfront restaurants to choose from for a meal with an ocean view! The Mexican/Caribbean restaurant and bar will specialize in authentic regional cuisine with a modern twist, open for breakfast, lunch and dinner. The steak and seafood grill will be open for lunch and dinner matched with a selection of Latin American drinks like tequila, mescal, wines and beers.

If you’ve living in the Riviera Maya, odds are that you’ve heard of the many parks that form part of Xperiencias Xcaret: Xplor, Xel-Ha, Xenotes, Xoximilco and of course the famous Xcaret. Xperiencias Xcaret is a huge icon in our area, and they offer so much to the community, including wildlife programs, thousands of jobs and gorgeous attractions to draw in more tourism to the area.

This year, Xperiencias Xcaret will be investing 481 million pesos (that’s roughly 32 million US dollars) in two new Riviera Maya parks with the support of the bank.

One of the parks is a huge aviary that will be open to the public in summer 2015. In October 2015, you’ll be able to experience Xenses, a park designed to strengthen the senses of visitors.

Carlos Constandse Madrazo, VP of Xperiencias Xcaret, stated in a press conference, “In the summer, we’ll open a free-flight aviary with more than 70 species from southern Mexico. In October, we’ll present Xenses. We can’t reveal anything for the moment for commercial reasons, but the location is in the Riviera Maya and will be designed for a market that only likes to leave the hotel for a half day.”

The VP mentioned that 2014 was a rough year financially, beginning with the salary tax increase from 2% to 3%, and then the increase in the IVA tax from 11% to 16%. These changes reduced investments because with the government’s new reforms, companies must first pay taxes before investing. Last year’s investments were only $248 million pesos (about 16.5 million US dollars), which held back projects like Xoximilco park, which is being built in phases.

The 2015 investment comes from a reengineering done last year that included a reorganization of the administration and an analyzation of where money was going. These changes allowed the company to apply for credits to invest in 2015.

“Last year, Xperiencias Xcaret was visited by 2,640,000 people, which shows a 6% increase from 2013. For this year, the goal is to increase by 110,000 more visitors,” stated Lizeth Alvarez Gorosave, Commercial Director for Grupo Xcaret.

With Xcaret, Xel-Ha, Xplor, Xoximilco, Xenotes, Xichen and the social activities to benefit the local population and wildlife, Grupo Xcaret employs 3,700 people. The new attractions will increase their number of employees, although at the time they are unsure how many new jobs will be incorporated.

This past Friday January 30, Mexico’s federal government announced that the Transpeninsular train project in the states of Yucatan and Quintana Roo has been definitively cancelled. In central Mexico, the project to construct a high speed train between Mexico City and Queretaro has been postponed until further notice.

The Yucatan train had proposed to link Playa del Carmen to the colonial city of Merida in its first phase, then later include cities like Cancun, Tulum, Progreso and Campeche.

The head of the Secretary of Finance and Public Credit (Secretaria de Hacienda y Credito Publico, or SHCP) Luis Videgaray announced that these measures are part of the new public spending cuts for the year 2015, with cuts reaching a total of 124.3 billion pesos.

“If the income for 2015 is protected before the decrease in the price of petroleum due to the coverage strategy, then from here on we are making a budget cut in a preventative and responsible way,” stated Videgaray at a press conference.

The SHCP announced that Petroleos Mexicanos (Pemex, Mexico’s state-owned petroleum company) will see a cut of 62 billion pesos, while the Federal Electricity Commission (Comisión Federal de Electricidad, or CFE) will see a cut of 10 billion pesos.

Videgaray said that social programs and supports will not suffer any budget cuts, like Prospera, national and state universities, the temporary employment plan and resources given to the states.

Videgaray also specified that when it comes to the program to help senior citizens, the actual beneficiaries will not be affected by these changes, but the increase of the support will be less than before.

Despite the changes to the original plans for the high speed trains in Mexico, SHCP assures that the 2015 budget cuts in public spending will not affect the project for the new airport to be built in Mexico City.

In many families, the Christmas holiday is the perfect time for gathering around a table full of food, overlooking a Christmas tree surrounded by gifts for all the children. The picture is sadly not the same for all families. The poorest are struggling to find their children's clothing and shoes throughout the year.

In Playa del Carmen, there are several organizations dedicated to helping these families. This year, the community of Cristo Rey, located a few kilometers West of Playa del Carmen, received some much-needed support. In this remote jungle community, there is no electricity for several pre-established hours during the day and night, but even with this constraint, the children of this community attend school every day. The teachers do their best to give them a solid education that will enable them to find a job in the future and to provide for their own families.

Christina Fiscal Calabrese, a teacher from the United States and a resident of Cristo Rey, teaches her students the importance of speaking English in order to be able to get a job in Quintana Roo, a state where international tourism dominates the labor market. Yesterday, Christina received us in her community to bring some support and holiday cheer to the most disadvantaged families. With the collaborative efforts of Kick4Kids and KKIS (Keeping Kids In School) as well as Crystal Flauaus, Allan Lockhart and Gayle Collins, instigator of this wonderful project this year, we were able to bring the children, shoes and bags filled with toys for every single one of them, all thanks to the generosity of the people who gave donations to both organizations.

Jose Adan, professor at the Cristo Rey School, generously offered his property for the day, to welcome the children to pick up their gifts and enjoy a gathering with other members of the community. Adan is deeply involved in the community, especially with children and families most in need. His land, where he lives with his family of five, will also be used in the near future as part of a new government project which will host the most disadvantaged families and provide each one of them with two meals a day.

Home to top travel destinations like Cancun and the Riviera Maya, the Mexican state of Quintana Roo has achieved yet another hard-won victory in the fight to protect animal rights. For many years, there have been reports of circus animals living in unfit conditions like small cages and sometimes cruel training practices. Many states have begun to protect the animals by creating laws that ban animal circuses, and now that ideal has reached the shores of the Mexican Caribbean.

Quintana Roo is becoming the 13th entity in Mexico to approve a law banning animals in circuses. Other areas include Queretaro, Morelos, Colima, Chiapas, Chihuahua, Guerrero, Coahuila, Puebla, Mexico City, Zacatecas, Sonora and San Luis Potosi.

Members of the state's 14th Legislature approved the Law for Circuses without Animals in Quintana Roo, with 21 votes for, 1 vote against (by Representative Luis Roldan Carrillo) and no abstentions. The President of the Environment and Climate Change Commission, Remberto Estrada Barba, specified that the new law restricts any circus shows that include animals, whether they be public, private, permanent or temporary.

Estrada Barba (who is also a representative of Mexico's Green Party and the reform's main spokesperson), says that under the new law, it is also prohibited to use wildlife and/or domesticated animals for entertainment purposes (for profit and non-profit).

The legislator also said that, "Natural rules are violated in the circus, forcing animals to undergo stress and suffering every day of their lives. This all goes against their very nature and development, and it's a clear act of animal cruelty."

He added, "This initiative respects that circuses are the legal owners of the animals. The prohibitions do not at any time stipulate confiscation of the animals. Therefore, the owners can decide if they would like to keep the animals."
